Renovation and reconstruction of office building with "curtain walls" and special attention to energy performance and high environmental quality

The EOLIS project is located at the corner of Avenue de l'Ieper and Place Sainctelette in Brussels.

The building site contains 2 parts: on the one hand, the major renovation (concrete structure remains) of an office building (A) (+/- 7,100 m²) and on the other hand, the reconstruction of an office building (B) (+/- 3,500 m²). The building contains a basement with parking, a ground floor with entrance, 11 floors consisting of office spaces and a technical floor.

As for the structure, a new staircase and elevator core were realized in the existing Building A with partial demolition of the existing floor slabs (temporary suspensions and additional foundations were provided for this purpose). There is a limited floor height of 2.85m. A usable height of 2.50 m had to be respected and this with a false chilled ceiling of 12 cm and a false floor of 7 cm. Furthermore, the facades are of the "curtain wall" type: single glass on the outside with a 15 cm cavity and double glazing on the inside, placed on a wooden Oregon structure. Finally, special attention was paid to the energy performance (EPB) and the required high environmental quality of the building.
